We manage the day-to-day operations of Airbnb’s and other short-term rental properties, including online listing, photography, pricing management, guest communication, cleaning, laundry, toiletries and the check-in and check-out of guests. Get in touch with your Airpeachy Account Manager to inform us about the dates you want to block in your calendar. Before you arrive, we will make sure that your property is cleaned up, laundry is done and toiletries are replenished.

We only let full properties, not bedrooms. But that doesn’t mean you need to move your possessions out! So long as there is some space for your guests to leave their own things – that’s all we ask.

It’s your property, so feel free to come back and use it as often and however you want. Simply advise your Airpeachy Management contact to close your guest calendar.

If you let us know more than 90 days in advance, we will simply deactivate (if your property is listed on our account) or hand over your listing back to you. If you let us know less than 90 days in advance, we will charge a small fine (amount determined in contract) and you will have to bear the cancellation fines from the online booking platforms that still have active bookings at your property on the calendar.

No, of course not. Just like regular Buy-to-Let landlords don’t need a letting agent for fully managed letting services. But, when it comes to landlords that short-let or Airbnb, because by definition, there is a much higher tenant-turnover, which means there’s a lot more work involved e.g. servicing, cleaning etc., it generally makes much more sense for Airbnb landlords to use management services. Ya’ dig?

The majority of our clients choose Airpeachy Management because they cannot do the work associated with short term flexible lettings.

This is often because; they are travelling; they do not want to do it as there is a lot of elbow grease involved; or they feel there would be a financial benefit if we were to do it. We estimate that for a beginner, one full-time short-let property can create up to 40 hours per month of work.

At Airpeachy, we’ll do all that work, for a cut of the booking revenue. For many, this makes good sense. What’s more, because we are professional co-hosts for Airbnb and have specialist departments in-house, we can often increase our hosts’ gross booking values by more than our fees. So our hosts often end up financially ahead, whilst also not having to do any of the work! There is no catch, honest!

The short term flexible lettings model was formerly reserved for holiday homes, but with the rise of platforms like Airbnb and Booking.com, alongside short term flexible lettings management companies like Airpeachy Management, it’s now available for everyone.

Our clients tell us the two reasons they would switch from ASTs to short term flexible letting are flexibility and earnings. Its unlikely that a full-time property would achieve 100% occupancy on short-letting sites like Airbnb, which means that the owner can get access to their property.

As for earnings, short term flexible let guests pay a much higher price per night than long term tenants, so even accounting for management service fees most landlords can earn significantly more through short-letting.

While the exact cash sum depends on many factors, such as the characteristics of the property, local rates, and the time of year.

By taking benefit from our service, we expect you to make at least 150% of what you’d earn from long-term rental income after our fees have been deducted. For example, if you property would earn £1,000 per calendar month on a long term let, we would expect you to earn £1,500 with us, even after all our fees.

We have partnered with a leading management software company, who have developed a comprehensive pricing strategy that reflects factors such as city-wide occupancy rates, travel trends, property location, competitor pricing and more. Along with our own knowledge, we work closely with our partners team of seasoned hospitality strategists, ensuring that your revenues are maximised all year long.

When a guest books a stay via Airbnb they’ll pay a nightly fee in addition to a set cleaning fee. You’ll be paid into your bank account by Airbnb directly, 24 hours after your guest checks-in. 

Airpeachy will then charge you a commission on that total, and debit you for the cost of the cleaning fee too, in order to pass on to our suppliers and housekeepers. Whilst you’re technically charged for each clean, it’s important to bear in mind that your guest has paid for this as part of the booking charges. 

We only earn when you do. We charge a simple commission on your earnings. The rate starts at 15% and varies depending on the size and quality of your property. We will invoice you our management fee, at the end of every calendar month. 

Are you a Landlord or investor? We can offer a discount if you’re listing multiple properties.

Pricing your property correctly is key to ensuring long-term success. At Airpeachy Management, we use a combination of computer-based pricing algorithms, and human intervention. We use a wealth of data to establish an initial pricing strategy for your property, but subsequently consider season-changes, local events and competition to dynamically optimise price levels. 

We additionally ask each client if they would like to set a minimum and maximum price-per-night. Once your price is set, and your property is put live, we monitor the rate of incoming bookings, as this is the real indicator of whether it has been priced correctly. Our system will recognise if your property is not being booked quickly enough, or is being booked to quickly, and will send an alert for human intervention.

No, we do not charge a set-up or onboarding fee. We work fully commission-based, meaning that you will only pay when you earn. Note that in certain situations, eg. very short contract durations, we might charge an onboarding fee – which we will discuss with you on beforehand.

At the end of every month, we send you your very own personal Host Dashboard, which will detail your bookings, calendar and revenue, as well as whole host of other handy metrics that you will find interesting in understanding your properties performance.

Our Guest Experience Team have now managed over 1,000 bookings. They’re trained to spot red flags, and will always prioritise security over occupancy.

We’d never take a risk with your property, even if that means saying no to some bookings. All guests must have a verified profile, have been recommended by another host and be able to provide us with details about their trip.

Every host listed on Airbnb is eligible for $1,000,000 Host Guarantee coverage at no additional cost. That’s about £600,000 to us on the other side of the pond in the UK.

We can also provide additional Guardhog insurance as part of our service, so if something does go wrong, you’re double covered on Airbnb and also covered across all other platforms. For more information on our insurance provisions, get in touch directly or speak to your Airpeachy account contact.

Ahh, that dreaded fear! We do an inventory check before check in and check out of every property. Each guest is made aware of the inventory and the cost associated for breakages and damages. We will notify you if there is anything of note.

We also have our own maintenance team that can quickly resolve issues if needed. Therefore, rest assured that your home will be in safe hands.

We don’t require specific certificates. But we do expect your property to be fully compliant with all local health and safety regulations.

Prior to hosting, we recommend to contact your gas and electricity suppliers for an up-to-date safety inspection, and to make sure that all fire alarms are functional.

After signing up, our clients are assigned an their very own member of the Peachy Gang, who will begin your ‘onboarding’ process.

‘Onboarding’ is our term for getting your property ready to let. We’ll arrange professional photography for your property, organise an initial clean, and install a keysafe or smart lock depending on your preference and budget. We will explain the benefits to you of both options.

We’ll get to know the nuances of your property, so that we can effectively troubleshoot issues if and when they arise. Onboarding ordinarily takes 14 days, but if you are in a hurry, our record is a single day!

Our service is as hassle-free as possible. We issue our clients with an online checklist, which you can work through in your own time. 

Once all this is done, all you need to do is double check that your property is equipped with the fundamentals from our checklist. This is things like WiFi, smoke detectors, a kettle etc.

If their service isn’t for you, we are always happy to lend our expertise to help maximise the value of your property on short term flexible lettings platforms. 

It can be as simple as a few practical choices like where to put toiletries, how to make the bed or how to present your linens, can make all the difference!

In order to optimise the guest experience, Airpeachy no longer operate personal check-ins. We quickly found that meet-and-greets are generally complex, aggravating, and uncomfortable experiences! Guests are often late, change their plans, or are simply tired and feel unsettled during a personal check-in. Back in 2016 Airbnb itself began recommending that hosts use keysafes or smart locks to run remote check-ins. In fact, remote check-ins are now required in order for your property to qualify as ‘business ready’ on Airbnb, which in turn helps to boost occupancy rates.

In short, no we don’t. You will need to purchase these unless you opt for our big brother company, design and furnishing package. Prices are on a quote by quote basis and vary depending on the size and quality of your property.

During your onboarding process we will ask you to send us three sets of keys. Two of these we store, and the other is placed in a secure keysafe for guest use. To check-in, guests enter a code on the keysafe, collect the keys, and are then able to access property. Of course, if you choose to fit a smart lock, key management is not required.

We work with a carefully selected group cleaning companies and freelance cleaners. 

Cleaners are selected by our Founder only and monitored carefully. If a job is not completed on time, our Founder is notified to ensure the problem is rectified. As you can tell, we take cleaning very seriously indeed.

The very first clean of your property, in order to get it ready for photography, would be paid by you. However, all further cleans are paid for by guests and are added to the cost of their stay. This is paid to you and invoiced by us to pass to our cleaning suppliers. The cleaning cost depends on the size of the property itself.

Absolutely! Just let us know, and we will apply them on top of our standard house rules. As a default, we do not allow guests to have parties, make excessive noise or smoke within your property. If you wish, you can ask your Airpeachy account contact for a full list of our default house rules.

You can begin using our management service within a few days of signing up. We just need time to prepare your listing, which we call onboarding. Onboarding ordinarily takes 14 days, but if you are in a hurry, our record is a single day!
