Instagram is your new best friend

Instagram is an extremely powerful marketing tool, perhaps even more successful than any other social media platform. Not only is it free, it generates the opportunity to become visually creative and promote to potential guests. 

Your brand 

What makes your property different from the rest? Is it a modern city apartment or quirky cottage, highlight the parts which make your property a unique experience. 

How do you want your guests to feel about your property? You want your guest or your Instagram viewer to connect with your Airbnb as this will increase the likelihood of them booking. Make them interested and have a desire to stay there! 

Tagging and hashtags 

This can be a great way to become more discoverable or interactive with other accounts, when posting an image consider tagging @Airbnb or using certain hashtags which can allow other people to find you. By using proper hashtags your Instagram post will be shown for a longer period of time and at times when people are most active. Use the maximum number of hashtags, there are 30 per post so write down 30 of your best ones so you can copy and best them in every time.

Be active 

Engaging with your followers is key to having a good Instagram account. When you get new followers be sure to start liking a few posts or commenting on there pictures. This can be an effective way of building trust with your potential guests as well as getting your account more views. Another great way to interactive with your new followers is to send a welcome message, something along the lines of: 

Thank you for your follow! Our Airbnb ‘New York Styled apartment’ is based in the heart of Manchester. You can find us here: www.jacksonheim.co.uk/boutique 

Instagram stories 

Stories are at the top of everyone’s news feed, this is a great chance to become more visible, no need to beat the algorithms required! Simple add a photo to your story and you’re bumped to the front of the line and then you are free to give your viewers a small snippet of your Airbnb journey.

Guests know best 

A good way of being interactive is using guest reviews as your Instagram captions or posting picture they took and give them a mention in the comments section. By promoting recent guest who recommend you will encourage new guests to stay and build a rapport with previous guests. You could even ask your guests to give you a follow on Instagram in a welcome book or in a little sign which says: 

Our Instagram is @The Jacksonheim Boutique we would love to see your stay here with us.
